We do not lay new sod over an existing lawn. The result of that shortcut shows within a season, and it is the reason most replacement lawns fail.

A new lawn succeeds or fails below the grass. Sod laid straight over a dying lawn sits on compacted soil and old thatch, roots never reach the ground underneath, and what looked immaculate on install day thins out by the second summer. It is quick, it is cheap, and it does not last.
Our process removes the old lawn first, then prepares and grades the soil it is going onto, so water runs where it should and the new roots have somewhere to go. Fresh sod goes down tight, seams staggered and closed. Then we adjust the irrigation to the new lawn rather than leaving it on whatever schedule the old one had, and we tell you exactly how to water it through establishment.
We install St. Augustine and Zoysia, with the cultivar chosen for the property rather than for what is easiest to source. St. Augustine is the Southwest Florida default and handles most residential situations. Zoysia is finer, denser and more traffic and drought tolerant, and it is usually the better answer where the lawn is a feature rather than a surface.

What people ask before they call.
How long before new sod can be walked on?
Keep off it for about two weeks while the roots take, then light use is fine. Full establishment takes six to eight weeks in warm weather. We leave you watering instructions for the first month, because that month decides whether it takes.
Which sod is right for my property?
Mostly it comes down to shade and traffic. St. Augustine handles Southwest Florida sun and some shade and is what most homes here have; Zoysia is finer and tougher underfoot but wants more light. We look at the property before recommending either.
Do you remove the old lawn first?
Yes. Sod laid over dead grass and compacted soil fails, so the old material comes out, the soil is prepared and graded to drain away from the house, and the irrigation is adjusted to the new levels before anything is laid.
Why does sod sometimes fail after a few weeks?
Almost always water, and almost always too little in week one or too much in week four. The second most common cause is laying over unprepared ground, where roots never reach soil they can grow into.
